How to build a buyers list without having properties for sale.

When I first got into real estate, I had no properties for sale. What I did is I found as many investors as I could and offered to market their properties. I offered to do it for free, but they were more than willing to pay me if I brought them a buyer.

I got from them pics and numbers on each deal and I went to work marketing them. I did not care too much if I sold them, all I wanted was the buyers information so that I could contact them when I got my own deals. It worked better than expected. I actually sold some of the properties; but most importantly, I got about 50 buyers added to my list. I then went to work on finding properties they wanted - and the rest was history.

This is not something new, but I will tell you this is real life stuff that works and works fast. Be willing to put the work, and possibly the money, into marketing other people’s properties and you will gain a buyers list fast.

Just make sure they have to come through you and your contact info is in the marketing.

You have to be honest when someone calls and tell them that you are marketing the deals for someone else. Then when you talk to them find out what they want.
